You may have noticed, there has been a recent change to the way Airbnb display photos of listings on their platform. Now more than ever, is the time to go through your listings and ensure that the order in which your photos are displayed, highlights the best parts of your property.
I have always said that the first six photos sell your property and now with the recent Airbnb changes, the first five photos are really important to get right. Instead of showing just the featured image, Airbnb now show a collage of five photos. The main photo takes up half of the space and photos two to five share the other half.
The first five need to be a great overview of the best parts of the property, remember that the competition is fierce so your property needs to stand out from the rest and the first five photos need to deliver the WOW. The viewer is more inclined to take a look at the entire listing if the front collage looks amazing.
We recommend following the below steps to get the most out of your marketing and photos on Airbnb.
- Put your most attractive photo first (this will now take up half the collage)
- The next four photos need to be the best over view of the spaces available
- Then cluster the photos from there, livings spaces, bedrooms, bathrooms…
- Make sure you have photos of the exterior of the house,guests always ask for them. If the exterior isn’t the draw card have the photos at the end.
- Fill out the description on each photo so you come up in more searches and are ranked higher.
We believe professional photos are essential for any listing to do well, the investment will be returned ten fold. Property Mums have great photographers that generally cost around $200 to $250 for 25 photos, twilight shots are a bit more.
If you are marketing a property before you are completely set up and are trying to get bookings, I myself would pay for two lots of photos, one set with the rooms that are finished and the exterior of the property the you can start your marketing, then get the second lot of photos done when the set up is complete.
Great styling and professional photos equal bookings and if you are going to do something then you might as well do it well!
Even if you are in an area where everyone has mismatched furniture and amateur photos, then be the trail blazer, once one does it then the rest see that the competition has lifted their game and they will do it to. Your guests deserve a lovely space to holiday in, it doesn’t have to be expensive, just done nicely.
